December 2020 Housing Market Update

2020 is at an end and now it's time to take a look back on the December 2020 Housing Market for Sarnia-Lambton.

  

 

There were 310 active listings in December, and 100 sold totalling just above $38 million in sales volume, compared to December 2019 where we had 103 sold and just below $34 million in sales volume.

 

With around 25 days to sell vs 27 days to sell in December 2019, the average sale price was around $397 thousand, vs $343 thousand in December 2019, which is a 16% increase.

 

51% of those sold were in the $200,000 to $400,000 price range.

 

There were 51 fewer homes on the market in December 2020 than November 2020, and the number of sales decreased by 64.

✅ Coronation Park and the Tree Street area of Sarnia had 5 homes sold, having an average sale price of $297 thousand dollars and there are no active listings.

 

✅ Cardiff Acres had 4 homes sold, having an average sale price of just under $321 thousand dollars and there are no active listings.

 

✅ Guthrie Park had no homes sold, and there is 1 active listing.

 

✅ High Park saw 1 home sold, having a sale price of 355 thousand dollars and there is no active listing.

 

✅ Sarnia’s Northgate Area saw 7 homes sold, having an average sale price of $282 thousand dollars, and there are 6 active listings.

 

✅ Downtown Sarnia, including condos, saw 4 properties sold, having an average sale price of 274 thousand dollars and there are 12 active listings.

 

✅ Mitton Village saw 4 homes sold, having a sale price of $316 thousand dollars and there is 1 active listing.

 

✅ South Sarnia saw 6 homes sold, having an average sale price of $244 thousand dollars and there are 3 active listings.

 

✅ The Rapids Parkway saw 4 homes sold, having an average sale price of $607 thousand dollars and there are 5 active listings.

 

✅ Twin Lakes had 1 home sold, having a sale price of $769 thousand dollars and there are 2 active listings.

 

✅ Wiltshire Park had 1 home sold, having an average sale price of just above $485 thousand dollars and there is 1 active listing.

 

✅ Woodland Park & Oak Acres had 2 homes sold, having an average sale price of $383 thousand dollars and there are 2 active listings.

 

✅ Combined, Woodrow Beach, Wees Beach & Oakwood Corners had 4 homes sold, having an average sale price of $719 thousand, and there are 5 active listings.

 

✅ The Blackwell area of Sarnia saw no homes sold, and there are 4 active listings.
