October 2020 Housing Market Update

 

Let's take a look back at the October 2020 Sarnia-Lambton Housing Market.

 

 

✅  Point Edward had 6 homes sold for just under having an average sale price of $362 thousand dollars and there is 1 active listing.

 

College Park had 4 homes sold, having a sale price of $492 thousand dollars, and there is 1 active listing.

 

✅  Sherwood Village saw 5 homes sold, having an average sale price of $297 thousand dollars and there are 2 active listings. 

 

Heritage Park had 10 homes sold, having an average sale price of just above $530 thousand dollars and there are 9 active listings.

 

✅  Coronation Park and the Tree Streets had 15 homes sold, having an average sale price of $276 thousand dollars and there are 5 active listings.

 

✅  Cardiff Acres had 7 homes sold, having an average sale price of just under $341 thousand dollars and there are 2 active listings.

 

✅  Guthrie Park had 4 homes sold, having an average sale price of $331 thousand dollars and there are 3 active listings.

 

✅  High Park saw 2 homes sold, having an average sale price of 285 thousand dollars and there is 1 active listing.

✅  Northgate saw 9 homes sold, having an average sale price of $320 thousand dollars, and there are 4 active listings.

✅  Downtown Sarnia, including condos, saw 5 properties sold, having an average sale price of $307 thousand dollars and there are 18 active listings.

✅  Mitton Village saw 5 homes sold, having a sale price of $220 thousand dollars and there are 3 active listings.

 

South Sarnia saw 12 homes sold, having an average sale price of $247 thousand dollars and there are 6 active listings.

 

✅  Rapids Parkway saw 9 homes sold, having an average sale price of $567 thousand dollars and there are 3 active listings.

 

✅  Twin Lakes had 7 home sold, having a sale price of $506 thousand dollars and there are 7 active listings.

 

✅  Wiltshire Park had 3 homes sold, having an average sale price of just above $368 thousand dollars and there are no active listings.

 

Woodland Park & Oak Acres had 11 homes sold, having an average sale price of $382 thousand dollars and there are 3 active listings.

 

✅  Combined, Woodrow Beach, Wees Beach & Oakwood Corners had 15 homes sold, having an average sale price of $702 thousand, and there are 9 active listings.

 

✅  Blackwell area saw 3 homes sold, having a sale price of 773 thousand dollars and there are 5 active listings.

 

✅  Bright’s Grove saw 9 homes sold, having an average sale price of $633 thousand and there are 11 active listings.

 

Plympton-Wyoming saw 12 homes sold, having a sale price of $681 thousand dollars and there are 28 active listings.

 

✅  St. Clair Township saw 13 homes sold, having an average sale price of $505 thousand dollars and there are 10 active listings.

 

There were 365 active listings in October, and 203 sold totalling just above $87 million in sales volume, compared to October 2019 where we had 163 sold and just below $52 million in sales volume.

 

With around 17 days to sell vs 28 days to sell in October 2019, the average sale price was around $434 thousand, vs $332 thousand in October 2019, which is a 30% price increase.

 

48.5% of those sold were in the $200,000 to $400,000 price range.

 

There were 14 fewer homes on the market in October 2020 than September 2020, and the number of sales increased by 44.
