What to Expect with FSBOs

FSBO, for sale by owner, selling your home yourself, selling without a realtor, selling your home, fsbo home sale

Are you thinking of selling your home yourself, but aren’t sure what the pros and cons are, or what to expectLet’s explore some things you can expect when selling your home yourself.

What to Expect with FSBOs

When you hear about selling your home yourself, the message can be confusing. What’s the real story? FSBO means selling without an agent, with the goal being to save on commissions.

There is a possibility that you could save money, but you could also risk losing money while wasting time and effort, and being on the hook legally. When people choose to sell their homes themselves, they often underestimate the role Realtors play in selling. We need to look at the big picture here.

Pricing

First, there’s pricing. If you can’t accurately price your home, you could undervalue or overvalue your home.

Realtors use CMAs or comparative market analysis to price your home. Without this, accurate pricing is a shot in the dark. FSBOs sellers often don’t understand the market and set the price too high, making the property sit for longer periods. They also sell for significantly less than realtor-assisted home sales.

Exposure

Next, there is often a lack of exposure to the property. Without professional media and marketing, few people are reached by comparison. At the Blue Coast Team, we use professional photography and video to advertise on all the main social media platforms.

We also use the MLS, our website, radio, and print to reach the maximum number of buyers as possible. And when we get plenty of interested buyers, we respond promptly to digital or phone inquiries, which are often missed by FSBO sellers. So much potential is wasted by slow responses that force people to move onto other properties.

Qualifying Buyers

When Realtors respond to buyers, we also make sure the buyers are qualified by a financial lender, so nobody’s time is wasted showing homes out of their price range. Your deal may experience delays, problems, or a full release if buyers aren’t qualified.

Negotiation

Finally, FSBO sellers usually have zero experience negotiating terms, prices, or inspections, appraisals, or earnest money, and other things Realtors deal with on a daily basis.

If you’ve considered selling your home on your own or maybe you’ve just started the process, you may have run into some of these issues.
